This is the single most important thing to understand about the Georgia exam, and it is where a strong overall score can still leave you unlicensed. Georgia scores the national and Georgia portions separately, and you must clear 75% on each one.

You can answer 95 of 100 national questions correctly — a strong score — and still fail the whole exam on the Georgia portion. An overall percentage tells you almost nothing here.
The upside: if you fail one portion, you retake only that portion, not the whole exam.
You must be at least 18 and hold a high school diploma or GED. Georgia residents apply directly; non-residents apply under a separate provision.

Georgia requires 75 instructional hours from an approved school, where an "instructional hour" is at least 50 minutes. Two alternate routes exist: eligible college coursework (10 quarter or 6 semester hours), or 75 approved hours completed in another state.

Georgia requires a certified GCIC criminal history report from the Georgia Bureau of Investigation, obtained at your own expense. Timing matters: it must be dated no more than 60 days before you submit your application.

The 75-hour course teaches you Georgia real estate. It does not prepare you for the PSI exam format — and Georgia is harder to prepare for than most states, because you have to clear two separate bars rather than one.

Licenses are issued at the PSI test center. Apply for an active or inactive license within 3 months of passing — after that the application fee doubles, and if you fail to activate within 12 months you have to retake the exam.

An active Georgia salesperson holds their license under exactly one Georgia broker, and compensation flows only through that broker.

Passing the exam is not the last deadline. Georgia requires every new salesperson to complete a 25-hour post-license course within one year of license issuance. Miss it and your license lapses automatically — you surrender the wall certificate and pocket card.
There is one safety valve: a salesperson who had already enrolled and paid during that first year can reinstate by finishing within six months of the lapse. Lapsed more than five years for this reason and you start over as an original applicant.

Before you can sit for the PSI exam you must complete 75 instructional hours from a school approved by the Georgia Real Estate Commission. An instructional hour is at least 50 minutes, so a “75-hour” course is 75 of those, not 75 clock hours of whatever a provider chooses to count.
